Condado Hotel - San Juan, PR
IN DEVELOPMENT
Structured Global is developing the Condado Hotel and is responsible for securing project equity, hospitality tax credits, and project-level financing, with construction currently slated to commence in June 2026
The Condado Hotel is a planned 20-story, approximately 242-key branded lifestyle hotel located in the heart of the Condado tourism corridor, Puerto Rico’s most established and highest-performing hospitality, retail, and dining district. As the Fund’s flagship asset, the project is designed to achieve strong ADR, RevPAR, and occupancy performance, supported by Condado’s durable demand fundamentals, limited new supply, and high barriers to entry.
The hotel concept integrates efficient urban design with immersive, experience-driven amenities, positioning the property as a next-generation lifestyle hotel tailored to Millennial and Gen-Z travelers, as well as leisure and business guests seeking vibrant communal spaces and an “affordable luxury” hospitality experience.
Océano at Palmas del Mar
IN DEVELOPMENT
Océano is a premier ultra-luxury oceanfront residential development located directly adjacent to the Beach Club at Palmas del Mar in Puerto Rico, one of the island’s most exclusive master-planned resort communities.
Will Pitts, Principal of Structured Global Capital, is the project developer and successfully secured the project equity, completed all project design and entitlements, and advanced the development through full pre-construction planning.
The project is designed as a one-of-a-kind oceanfront community, consisting of a six-story residential structure with 18 ultra-luxury condominium residences, complemented by 18 private casita guest houses. The development blends modern elegance with Mediterranean transitional architecture, establishing a new benchmark for sophisticated oceanfront living in Puerto Rico.

Jacksonville Senior Living Campus

Structured Global is advancing the Jacksonville Senior Living Campus, a senior living and healthcare oriented campus in Jacksonville, Florida designed to support approximately 800 units across independent living, assisted living, memory care, and related senior housing services.
Strategically positioned within one of North Florida’s fastest growing healthcare and residential corridors, the development is planned as an integrated multi phase campus focused on long term operational quality, hospitality driven living environments, and comprehensive care solutions.
The project is being designed to combine institutional scale development with a modern resident focused approach to wellness, lifestyle, and senior care operations.
Treaty Oaks - St Augustine, FL
COMPLETED
Treaty Oaks is a 418-unit residential community located in St. Augustine, Florida, developed through a co–master development partnership between WGPITTS and Eastwind Properties. The project involved the acquisition and development of a 165-acre land parcel and required complex coordination across land entitlement, infrastructure development, vertical construction, and capital formation.
WGPITTS led the assembly of the partnership group, secured both the acquisition and development financing, and managed the design, engineering, and construction of the residential community. A major component of the project included the design and construction of approximately $5 million in off-site public infrastructure, including the development of Brinkoff Road, a mile-long county collector roadway serving the site.
The project was developed and executed by WGPITTS, with Will Pitts, Principal of Structured Global Capital, serving as lead sponsor and private equity manager. Will Pitts successfully structured and secured the project’s private equity raise, providing investor members with a preferred return and ultimately exceeding targeted project profitability projections.

Hampton Professional Park, Jax, FL
COMPLETED
Hampton Professional Park is a Class A, three-building office complex totaling more than 55,000 square feet, developed and executed by WGPITTS with Will Pitts, Principal of Structured Global Capital, serving as lead sponsor and private equity manager.
Will Pitts successfully structured and secured the project’s private equity raise, providing investor members with a preferred return and ultimately exceeding target project profitability projections.
The project consists of three luxury office buildings constructed with concrete block exterior frame structures, accented by concrete roof tiles, marble architectural elements, reflective glass, and enhanced by professional landscaping and site lighting.
WGPITTS served as the project developer and operating partner, overseeing all aspects of execution, including:

Steamboat City Theme Park - Brunswick, GA
COMPLETED
Steamboat City was a planned 2,100 acre mixed use resort and entertainment development located along the Interstate 95 corridor in Brunswick, Georgia. A principal of Structured Global served as the project developer, program manager, and construction manager for the development, leading the planning, entitlement, engineering, infrastructure coordination, and master development strategy for the project.
The master planned development was designed as a regional destination resort and entertainment project anchored by the Steamboat City Theme Park, a hospitality and recreational village, commercial mixed use development, RV park and campground, lodge accommodations, residential communities, and equestrian facilities. The project also included plans for waterpark attractions, family entertainment components, and Interstate 95 frontage commercial development.
Project responsibilities included rezoning and entitlement of more than 1,100 acres, creation of a Community Improvement District through the Georgia Legislature, coordination of federal and state infrastructure approvals, and oversight of engineering and utility development. The development team successfully secured approximately $3 million in federal water and sewer grant funding and completed state permitting associated with major infrastructure improvements, including bridge construction across a historic canal system.
The project team coordinated more than 50 consultants, architects, engineers, and specialty designers to advance the project from conceptual planning through complete architectural and bid document preparation, including theme park programming, graphics, ride and show design, infrastructure planning, and commercial village development.
Steamboat City represented a large scale destination development vision integrating hospitality, entertainment, commercial, recreational, and residential uses within a unified master planned environment designed to support long term regional economic growth and tourism activity.
Residences of Bishopsgate, Riverside, Jax, FL
COMPLETED
Residences of Bishopsgate was a planned 17 story luxury residential tower located in the historic Riverside neighborhood of Jacksonville, Florida. A principal of Structured Global led the project’s development planning, programming, entitlement coordination, and rezoning efforts for the proposed 80 unit high rise residential development.
The project was designed as a luxury urban residential community intended to complement the architectural character and historic fabric of the Riverside and Avondale area while introducing a modern vertical residential product within one of Jacksonville’s most established neighborhoods.
The project consists of three luxury office buildings constructed with concrete block exterior frame structures, accented by concrete roof tiles, marble architectural elements, reflective glass, and enhanced by professional landscaping and site lighting.
Project responsibilities included overall project programming, conceptual design coordination, entitlement strategy, and management of the public approval process. The development team successfully secured approvals through the Riverside Avondale Preservation organization and completed the rezoning process through the Jacksonville City Council.
The project represented a significant urban infill development opportunity within Jacksonville’s historic core and demonstrated experience in navigating complex entitlement, zoning, preservation, and community engagement processes associated with high profile mixed use and residential developments.
